What each community offers
Bluewaters Island: the island leads both rent and value, with the highest one-bed asking rent and the highest asking price per sq ft among these areas, at AED 5,010 (dubizzle). Its indicative gross yield is 7.5% on dubizzle’s prices and 5.7% on Bayut’s, and dubizzle ranks it the second most popular location for buying ultra-luxury apartments.
Al Barari: Dubai’s botanical community commands the second-highest one-bed rent, AED 204,000 on both portals. Its one-bed homes are also the most generous in size: dubizzle’s price and per-sq-ft figures imply an average of around 1,300 sq ft (PROPERTY TIMES calculation). Indicative gross yield is 5.6%.
Palm Jumeirah: one of Dubai’s most recognised addresses, the Palm has the second-highest one-bed asking price, AED 3.7 million, and the second-highest value per sq ft, AED 4,036. Bayut reported a 5.31% rise in overall Palm Jumeirah apartment rents in H1 2026. Indicative gross yield is 4.5%.
Downtown Dubai: home to Burj Khalifa and The Dubai Mall, Downtown pairs a one-bed rent of AED 133,000 with an indicative gross yield of 5.4%, and is one of dubizzle’s top three choices for buying luxury apartments.
Dubai Hills Estate: a standout for consistency. It shows 6.1% on asking data, 5.8% on registered contracts and an estimated ROI of 6.42% from dubizzle, the highest registered yield among these areas, with rents up 2.88%.
Business Bay: Dubai’s leading mid-tier address, ranked by dubizzle among the most sought-after locations for buying mid-tier apartments. On Bayut’s figures, a one-bed at AED 104,000 a year on an asking price of AED 1.62 million gives an indicative gross yield of 6.4%, the highest of the six areas in Bayut’s data on the same calculation.
Dubai Marina: one of the city’s most established waterfront districts and a top choice for luxury apartment buyers, according to dubizzle. A one-bed rents for AED 102,000 a year, giving an indicative gross yield of 5.6%.
The advertised property data we saw on Bayut continued to reflect healthy interest across Dubai’s residential market.”

A second view from registered contracts
Alongside asking data, registered transactions give another reference point. Independent analysis by dxbdata.io, calculated from Dubai Land Department sale transactions and Ejari rental contracts, puts gross yields for all flats between June and October 2026 at 5.8% in Dubai Hills Estate, 5.1% in Downtown Dubai and Business Bay, 4.7% in Dubai Marina and 4.0% on Palm Jumeirah.
These figures cover flats of every size rather than one-beds alone, and use medians rather than averages, so they are best read alongside the asking-based yields rather than in place of them.
What it means for buyers and landlords
- A choice at every budget. One-bed asking prices across these seven areas run from about AED 1.6 million to AED 4.2 million, with rents from AED 102,000 to AED 313,000 a year.
- Yield leaders. Bluewaters, Business Bay and Dubai Hills Estate show the highest indicative gross yields in the group.
- Premium addresses. Bluewaters, Palm Jumeirah and Downtown Dubai command the highest values per sq ft.
- Look at the full picture. All yields here are gross, before service charges, maintenance, agency fees and DLD registration costs, so investors should model net returns for the specific building.
